Higher rents show government needs a reality check on housing

first_imgJan O’SullivanLIMERICK people in search of rental accommodation will find no comfort in the latest report from property website Daft.ie — with an annual increase of 17.1 per cent — the highest in the country.Limerick City TD and Labour Party spokesperson on Housing, Jan O’Sullivan claims that the figures illustrate the absolute failure of the Government’s Rent Pressure Zone (RPZ) model to slow the pace of increases in the rental market. Sign up for the weekly Limerick Post newsletter Sign Up “The Daft.ie report, showing an annual average rent rise of 11.5 per cent, clearly illustrates that current measures are not working and Government needs to be a lot more radical to protect renters,” she declared.“The Labour Party has introduced legislation to the Dáil that would, amongst other measures, see the Residential Tenancies Board publishing actual rents so that new tenants would know if unlawful increases were being charged. Our legislation will also extend rent pressure zones throughout the entire country.“The situation in Limerick, which remains outside the Rent Pressure Zones, shows how necessary extending the rent pressure zone nationwide is, as Limerick’s annual increase is 17.1 per cent, higher than anywhere else in the country.“The Dublin figure of 12.4 per cent also shows that, even within Rent Pressure Zones, urgent changes are required.“The rate of rent increases is completely out of control with no reference towards affordability, salaries or the inflation rate in the economy as a whole. This Government needs to take a reality check and wake up to the fact that thousands of people are frightened that they will be the next to be faced with homelessness. Their ideological objection to intervening in the market can no longer be maintained,” she said. The latest Daft report indicates that for the twenty third quarter in a row rents have risen and – despite a nominal cap of rent increases of four per cent – the annual rate of rental inflation has been above ten per cent nationwide for over two years.“Rents have now risen by 70 per cent on average from their lowest point. Across the country, rents are significantly higher than a decade ago, even though general prices have hardly moved at all in the same period,” Ronan Lyons of Daft.ie explained. Forbes Riley: What it Takes to Generate Over 2 Billion in Sales – Episode 52

first_imgPodcast: Play in new window | Download (Duration: 36:31 — 33.5MB)Subscribe: Apple Podcasts | Android | Email | Google Podcasts | RSSOver $2 billion in sales. Yes, you read that correctly. Today’s guest, Forbes Riley is an amazing woman and one of the most successful infomercial and product saleswomen on the planet. But ironically, she doesn’t like to think of herself as doing “sales.” Instead, she prefers the word “pitching.” It’s an interesting distinction and she and Anthony get into the differences and similarities on this episode. But that’s just the beginning. You’re going to hear Forbes talk about confidence, mindset, what it takes to be successful in sales, and why people with incredible products often fail when it comes to product sales. There’s lots more, so be sure you make the time to listen.Forbes Riley, actress and QVC sales pro on this episode of In The ArenaClick To TweetFrom a “typical” childhood to incredible sales success.Forbes Riley grew up in Brooklyn, New York and sees her childhood and family life as a generally happy one. She saw herself as an “ugly” little girl and at that point in life couldn’t imagine that she had what it took to be successful in life (whatever that meant). But a Dad who thought outside the box and a series of opportunities led her into acting and eventually positioned her to work alongside some of the most successful infomercial product creators ever: Jack LaLanne, Billy Blanks, and others. This conversation unpacks some of the details of Forbes’ journey and gives you some practical ways to think about your own story and how it could be positioning you for success. What does it take to have a successful infomercial (or sales campaign)?Having worked alongside Jack LaLanne (the most successful infomercial product creator of all time) and many others, Forbes Riley has a very unique perspective on what goes into a successful sales campaign. In her thinking, the success you experience has much less to do with the quality of the product and much more to do with the genuineness and passion of the person behind the product. Jack LaLanne sincerely believed in his products, as did Billy Blanks, and it was their conviction that transmitted through the TV screen to generate incredible sales volume for their products. You can glean a lot from Forbes’ insights on this episode, so do yourself the favor of making this 40-minute conversation a priority. How all the most successful infomericals come from a person who is the real dealClick To TweetWhat’s behind the most successful sales pitches? When Forbes Riley first realized that she was in the “sales world” at QVC she didn’t like thinking of herself as a salesperson. To her it felt pushy or sleazy to “sell” something and the thing that made the difference to her was a mindset shift. When she realized that a “pitch” was nothing more than a confident explanation of why a product or service was beneficial to real people who were in real need, everything changed. She says that it’s that confidence and conviction that fill a sales pitch with power. On this episode of In the Arena Forbes talks about how she got to that point in her thinking and how it impacted everything she did from that point forward. If you want to change your life, start thinking differently. There are too many books, blog posts, and audio volumes about the issue of “mindset” to count. You’ve heard coaches and professionals in every walk of life tackle the subject. But just because the topic may seem tired or “old” doesn’t mean it’s ready to be discarded. In fact, Anthony’s guest on this episode – Forbes Riley – says that her life changed dramatically when she realized that HOW she thought was determining the boundaries of her success. Hear the story of how Forbes gave herself permission to believe that greater things were possible and how that decision led to over $2 billion in sales over her career, on this episode of In the Arena. How confidence and self-esteem empower the sales pitch, with Forbes RileyClick To TweetOutline of this great episode Anthony’s introduction of Forbes Riley (today’s guest) Forbes’ background and how she got into acting (she’s been on “24” and others) How the feeling that she wasn’t beautiful impacted her life and the direction of her career. When Forbes began “selling” and how she feels about it. From acting to sales: Over 2 billion in sales (and her work with Jack LaLanne). Why the most successful infomercials are the real deal. How Forbes developed her own product: SpinGym. Why confidence and self esteem add power to the sales pitch. Why people with great products fail. If you want to change your life, start thinking differently. What Forbes is reading currently. The most important book Forbes has ever read. The person who have had the biggest impact on Forbes’ thinking. The most important lesson Forbes has learned: Laugh at yourself. If you weren’t doing what you are doing now, what would you be doing? Top ports record marginal upswing in FY19 cargo handling at 699 mt

first_imgNew Delhi: India’s 12 major ports recorded 2.90 per cent growth in cargo handling at 699.04 million tonnes (MT) in the just concluded fiscal, as per ports body IPA. The growth at these ports, that had handled 679.37 MT cargo in 2017-18, was driven mainly by higher handling of coal, fertilisers and containers. These ports, under the command of the Centre, had recorded 4.77 per cent growth in 2017-18 over the previous fiscal. The 12 major ports — Deendayal (erstwhile Kandla), Mumbai, JNPT, Marmugao, New Mangalore, Cochin, Chennai, Kamarajar (earlier Ennore), V O Chidambarnar, Visakhapatnam, Paradip and Kolkata (including Haldia) — handled 699.04 MT of cargo during 2018-19, as per latest data by the Indian Ports Association (IPA). Also Read – Thermal coal import may surpass 200 MT this fiscalIncreased demand from various sectors including coal, containers, fertilisers and POL (petroleum, oil and lubricant) was the main reason behind the growth in traffic, IPA said. Coking coal volumes handled by the 12 ports surged by 14.25 per cent to 57.50 MT during the last fiscal, while thermal coal volumes rose 9 per cent. Finished fertiliser volumes saw a growth of 9.69 per cent during the fiscal. Containers recorded a growth of 8.84 per cent in terms of tonnage. Also Read – Food grain output seen at 140.57 mt in current fiscal on monsoon boostAs per the figures, Kandla port handled the highest traffic volume at 115.40 MT during 2018-19, followed by Paradip (109.27 MT), JNPT (70.70 MT), Visakhapatnam (65.30 MT), Kolkata with Haldia (63.71 MT) and Mumbai (60.58 MT). Chennai port handled 53.01 MT of cargo while New Mangalore handled 42.50 MT. Volume of seaborne cargo is essentially in the nature of derived demand and is mainly shaped by the levels and changes in both global and domestic activity. The major ports handle about 60 per cent of the country’s total cargo traffic. Traffic handled by about 200 minor ports, either in the control of the state governments or private players, has been on the decline since 2014-15. “The share of major ports in traffic handled, which declined continuously up to 2014-15, is increasing since then. The share of major ports in traffic handled was 55 per cent in 2014-15 and increased to 58 per cent in 2017-18,” as per a report of the Ministry of Shipping.last_img read more
